Nothing on the wall, and the smell is still there. That usually means damp material plus moving air, hidden in a gasket, a cabinet, or the duct — not a colony you must name tonight. Fix the water and the leaking returns before you fog or test.
You can't see most of it. A clean-looking home can still hide moisture behind the walls and in the ducts. The way through is a plan, not a scare.
Smell is a clue, not a species
Musty, sweet, or 'old basement' odors come from microbial volatile compounds and from plain damp dust. You cannot name a mold from the smell, and you do not need the name to dry the source. Painting, scenting, or ozone-treating the room covers the clue and can irritate your lungs.
The short hunt
Stand in the room that smells and turn the HVAC fan to ON. If the smell arrives with the air, a return may be pulling from a crawlspace, attic, or a damp mechanical closet. That is a smoke test, not a candle. Details live in our guide to sealing duct boots.
If the smell stays put, get closer: the front-loader gasket, the detergent drawer, the cabinet under the sink, the back of a closet on an outside wall, cardboard on a concrete floor. A flashlight will outperform a theory.
- Gasket film and a closed washer door.
- A slow drip at a trap or a supply line.
- Condensation that keeps a sill wet.
- A bath fan that exhausts into the attic instead of outdoors.
- A crawlspace return boot with a gap you have never seen from above.
What 'no visible mold' does not rule out
Growth can sit on the backside of drywall or in a crawl you shouldn't enter alone. That possibility is not a reason to open walls at midnight. It is a reason to measure humidity, stop leaks you can see, and call someone when the smell survives those fixes or when you find a wet cavity.
Keep indoor humidity under about 50% while you sort it out. Below 60% is the EPA's broader ceiling; 30–50% is the ideal band they describe.
